These plans were developed in response to a common question from clients and builders: “Do you have plans we can start from?” The result is a growing set of home designs intended for real projects, real budgets, and real construction.

Please Note: we have created a series of pre-designed plan sets you may buy as is, or customize with a reasonable fee. We do not modify anyone else's home plans you may have purchased.

Choose a pre-designed home plan set as-is. This is the most cost-effective path and keeps the design intent intact.

Consulting Support

You are not left to interpret drawings alone. Consulting includes meetings with the architect to help you and your builder understand the details of building that specific home, including material options and value engineering that protects the priorities of the design.

Plan set revisions are available only for Mottram & Maines designs. We do not modify plan sets purchased online from other designers as part of our plan set offerings. If you found a plan online and need changes, the best place to start is with the original designer. If working with the original designer is not possible and you need a new plan set, that work would need to be treated as custom design.

  • Interior adjustments to our plan sets may be possible in some cases. Changes that affect the footprint, overall height, structure, or building enclosure typically require custom design so performance, detailing, and coordination stay correct.

  • No. Plan sets from other designers are not modified as part of our plan set services. If you need changes, start with the original designer. If you need a new plan set that we can take responsibility for, the next step is custom design.
